FAQ

Termite letter questions

What is a termite letter?

It's the common name for a wood destroying insect (WDI) inspection report. A licensed inspector checks the house for termites and other wood destroying insects and writes up what they found for the lender.

Who needs one?

Many lenders want one before closing, especially on VA, FHA and USDA loans. Your lender or agent will tell you if your loan needs one.

How long is it good for?

It depends on the lender. Most want it dated close to closing, so book it once you're under contract.

What if you find termites?

We tell you and your agent right away and go over treatment. Once the house is treated, we can issue the letter showing the treatment. Confirm how they handle this.

Does the inspection find damage inside the walls?

No. It covers the areas we can see and get to: the crawlspace, foundation, garage, attic access and the inside of the house. Damage hidden behind walls, flooring or stored things can be missed. The report says what we couldn't get to.

How much does it cost and how fast can I get it?

Price and usual turnaround to be confirmed with the owner.
